Sometimes, all you need is a reliable agent to handle the essentials, without overcomplicating things. Our Let Only service is designed to do just that.

We’ll market your property, conduct viewings, negotiate the tenancy, navigate compliance, manage the move-in, and handle all initial payments, so everything is set up properly from day one.
With our Standard Let Only service, we take care of it all. It’s a focused, efficient solution that gives you confidence without the commitment of full management.

Fully Managed

Life’s busy enough without having to manage a tenancy day-to-day. With our Fully Managed service, you can step back while we take care of everything, protecting your investment and supporting your tenants from start to finish.

Alongside our full Standard service, we’ll also handle:

  • Deposit registration and compliance
  • Acting as the tenant’s main point of contact
  • Utility account updates
  • Rent collection and payment tracking
  • Key holding service
  • Coordination of repairs and maintenance
  • Routine internal inspections
  • Managed check-out and deposit process
  • Annual rental market appraisal

For a 12% (10% + VAT) monthly fee, plus an upfront marketing and admin charge of £1,200 (£1,000 + VAT), you get peace of mind knowing every detail is covered professionally, promptly, and without the stress.

Getting the right tenant is key to a successful let. We’ll guide you through each application, offer honest advice on suitability, and keep you informed throughout.

Referencing

Don’t just take our word for tenant suitability; we have an outsourced stringent referencing process. Potential tenants will be credit checked at the address on the electoral roll, have their employment verified, be asked to provide a reference from their current landlord and have to satisfy the affordability criteria.

Tenancy agreement

Our tenancy agreements are updated periodically inline with the changes to legislation. They are included within our letting fee so you can rest assured your tenants will be signing the most up-to-date, legally binding contract – and it’s all part of the service.
